Auction will be held at Downs Senior Center, 514 S. Morgan, Downs, Kansas.

 

NW ¼ 10-7-12 Osborne Co., Kansas

 The farm is located 2 miles East of Osborne on 388 Drive, 1 ½ miles North on 90th Road. The farm is on the southeast corner of 90th & 70 Roads. There are 156.64 farmland acres, with 153.75 crop land, 8 acres waterway.  The bases are wheat 94.51 acres with 41 bu yield; corn 10.14 acres with 109 bu yield; grain sorghum 8.63 acres with 75 bu yield; soybeans 3.68 acres with 28 bu yield for a total base acres of 116.96. 

 Taxes: 2025 Taxes were $1,685.78.  Seller paid 2025 taxes. Purchaser will pay 2026 taxes.

 Possession: Possession will be on closing on or before May 15, 2026. The purchaser will receive all of the 28.69 acres of wheat. There are 27.26 acres that have been fertilized. The purchaser will pay the seller $1,350.95 for the fertilizer. There are 85 acres of milo stalks. The seller has 120 days to remove the hay bales.

 Terms:  10% of purchase price as down payment day of auction. The balance will be paid upon closing on or before May 15, 2026.

 Down payment will be escrowed with Gregory law office.  Escrow fees will be split 50/50 between seller and purchaser. Title insurance will be used. The cost will be split 50/50 between seller and purchaser.
