Auction will be held at the Community Center in Burr Oak, KS.

The farm is located 4 ½ miles West of Burr Oak on V road to 70 road then North 2 miles to X road. There are 147.37 farmland acres, with 125.99 crop land, 8.41 acres waterway, 12.76 pasture. The bases are wheat 86.10 acres with 49 bu yield; grain sorghum 41.70 acres with 55 bu yield; soybeans 1.20 acres with 45 bu yield for a total base acres of 129.00.
Taxes: One half the 2025 taxes will be paid by the seller, one half 2025 taxes will be paid by the purchaser. 2024 taxes were $2,822.72
Possession: Possession will be December 31, 2025. The purchaser will receive ½ of the 2025 cash rent of $100.00 per acre on 127 acres. Purchaser will receive the ½ rent share on December 31, 2025.
Terms: 10% of purchase price as down payment day of auction, the balance will be paid upon closing on or before August 15, 2025.
Down payment will be escrowed with Darrell Miller law office. Escrow fees will be split 50/50 between seller & purchaser. Title insurance will be used. The cost will be split 50/50 between seller & purchaser.
