The farm is located on the Northwest corner of Highway 281
& 30 road, 1 mile North of Highways 281 & 24 North of Osborne.
There are 156.05 acres with 153.06 acres
of crop land. Bases are wheat 90.19 yield
43 bu: grain sorghum 31.61 yield 88 bu; for a total base of 121.80 acres. The
program is ARC.
Seller will pay 2017 and all prior years taxes. Seller will
pay ½ 2018 taxes. Purchaser will pay
½ 2018 taxes. 2017 taxes were
$2,226.28.
Possession:
Possession of wheat ground will be day of sale. Possession of ground planted to
milo will be after 2018 milo harvest. Purchaser
will receive cash rent of $45.00 per acre on the milo ground.
Terms:
10% of purchase price as down payment day of auction, the balance will be
due upon closing on or before August 30, 2018.
Down payment will be escrowed with Gregory Law Office.
Escrow fees will be split 50/50 between
seller & purchaser. Title insurance will be used, the cost will be split 50/50
between seller & purchaser.
