Auction will be held at the Nuckolls Co. Fairgrounds at the South edge of Nelson, Nebraska

Tract I:   Legal Description:  NE ¼ & N ½ SE ¼ 11-2-6 Nuckolls Co. Nebraska

The farm is located ½ mile East of Nora, Nebraska.  There are 235.18 acres with 161.39 acres of crop land. The balance is pasture and farmstead with older buildings in need of repair. The pasture has a pond, there is a well with a windmill. Bases are wheat 25.7, yield 45: grain sorghum 72.5, yield 92: corn 32.5, yield 111: soybeans 15.6, yield 40: for a total base of 146.3 acres. 

Seller will pay 2016 and all prior years taxes. Purchaser will pay 2017 taxes.  2016 taxes were $5,949.84

Possession: Possession will be upon closing.  Purchaser will receive 100% of 48.44 acres of growing wheat.

Terms:  10% of purchase price as down payment day of auction, the balance will be due upon closing on or before March 10, 2017.  Down payment will be escrowed with Downing & Alexander . Escrow fees will be split 50/50 between seller & purchaser. Title insurance will be used, the cost will be split 50/50 between seller & purchaser.  

There will be no inspections or repairs on the buildings.  The property is being sold in an as is condition.  No warranty expressed or implied.  All prospective buyers should fully inspect the property and rely on their own conclusions.
