The farm is located on
blacktop 210 th Road between Prairie & Quartz Roads North of Wells.
There are 86.11 acres of
crop land, 5.26 acres of waterways, 62.77 acres of pasture.
Base acres are Wheat 46.8 acres 53 bu yield, Corn 1.3 acres 69 bu yield,
Grain Sorghum 31.0 acres 92 bu yield, Soybean 7.7 acres 37 bu yield, for a total
base of 86.8 acres. Conservation system is being actively applied. The farm is
in the PLC program. Possession of the ground planted to wheat 42 acres will be
after 2018 wheat harvest, possession of ground planted to milo will be after
2018 milo harvest, purchaser will pay landlord 1/3 share of input costs.
Possession of pasture will be upon closing. There is a pond in the pasture.
There is no fence on the south side of the pasture that joins the neighbor’s
pasture. Purchaser will receive 1/3
landlord share of the 2018 wheat crop & milo crop.
Terms:
10% of purchase price as down payment day of auction, the balance will be
due upon closing on or before May 30, 2018.
Down payment will be escrowed with Scheibeler’s, escrow fees will be
split 50/50 between seller & purchaser. Title insurance will be used, the cost
will be split 50/50 between seller & purchaser.
Taxes:
Seller will pay 2017 taxes, Purchaser will pay 2018 taxes.
2017 taxes on the total farm was $1,752.62.
