Tract I:
SE ¼ 9-8-11 Osborne
Co. Kansas.
The farm is
located 40th Avenue & 140 Drive. 161.32 acres with 99.08 cropland
acres, 62.24 acres pasture. Base acres are wheat 60.51 with 38 bu yield, oats
1.44 with 42 bu yield, corn 1.45 with 109 yield, grain sorghum 20.62 with 70 bu
yield, soybeans 1.12 with 28 bu yield for a total base of 85.14 acres.
There are 76 acres planted to wheat, 20 acres of summer fallow.
The pasture was sprayed in the fall.
Possession of the pasture will be upon closing, possession of the summer
fallow will be immediate, possession of the wheat ground
will be after 2016 wheat harvest.
Purchaser will receive 1/3 rent share of the wheat. 2015 taxes were
$1,018.50

The farm is
located on 50th Avenue & 140 Drive.
157.86 acres with 131.81 cropland acres. Base acres are wheat 80.49 with
38 bu yield, oats 1.91 with 42 bu yield, corn 1.92 with 109 bu yield, grain
sorghum 27.43 with 70 bu yield, soybeans 1.48 with 28 bu yield for a total base
of 113.23 acres. There are 62 acres planted to wheat, the balance is summer
fallow. Possession of summer fallow
will be upon closing, possession of the wheat ground will be after 2016 wheat
harvest. Purchaser will receive 1/3
rent share of the wheat. 2015 taxes
were $869.42
Tract III: NE ¼ & NW ¼ & N ½ SE ¼
22-8-11 Osborne Co. Kansas, less approximately 9 acres.
The farm is
located is located on Highway 181 3 miles West of Tipton, Kansas. There are
approximately 376.92 acres with 197.31 cropland acres, approximately 160 acres
of grass, 130 acres planted to wheat.
Possession of pasture will be upon closing, possession of the wheat
ground will be after 2016 wheat harvest.
Purchaser will receive 1/3 rent share of the wheat. Total 2015 taxes were
$3,655.34.
Tract IV: Approximately 9 acres in
the SE corner of the N ½ SE ¼ 22-8-11 Osborne Co.
The home,
buildings and land are located in the corner of the above tract.
The farm is on Highway 181 3 miles West of Tipton.
The home is a split level 4 bedroom, 2 bath, with finished basement, 1
car attached garage. The furnace
and air conditioner are new, there are new thermo windows.
The roof is metal. There is
also a 40' x 60' Kent building with concrete floor, barn and other out
buildings. The home is on rural
water. The seller will do no
inspections or repairs. All inspections
must be made by the purchaser before April 4, 2016.
Possession on the home will be July 1, 2016.
Tract V:
NW ¼ NW ¼ 35-8-11 Osborne Co. Kansas
The farm is
located 1 mile South of the above farm.
There are 38.43 acres of grass.
Possession will be upon closing. 2015 taxes were $47.32.
Terms:
10% of purchase price as down payment day of auction, The balance will be
due upon closing on or before May 10, 2016.
Down payment will be escrowed with Mitchell Co. Abstract. Escrow fees
will be split 50/50 between seller & purchaser. Title insurance will be used,
the cost will be split 50/50 between seller & purchaser. Purchaser will pay all
of 2016 taxes.
